When Do I Need A Home Appraisal?

A home is often the single, largest financial asset anybody owns. Knowing its true value means you can make the right financial decisions. If you're selling your home, an appraisal helps you set the most appropriate value. If you're buying, it makes sure you don't overpay. If you're engaged in an estate settlement or divorce, it ensures that property is divided fairly.

A few other reasons for ordering an appraisal report include:

  • To obtain a loan
  • If you would like to lower your property tax burden
  • To establish the replacement cost of PMI
  • To fight high property taxes
  • To settle an estate
  • To offer you an edge when purchasing real estate
  • To find a reasonable sales price when selling real estate
  • To defend your rights in a condemnation case
  • Government agencies such as the IRS need an appraisal on every property

What Does The Home Appraisal Contain?

Each report reflects a credible estimate of value and must identify the following:

  • The client and other intended users
  • The intended use of the report
  • The purpose of the assignment
  • The type of value reported and the definition of the value reported
  • The effective date of the appraiser's opinions and conclusions
  • Relevant property characteristics, including location attributes, physical attributes, legal attributes, economic attributes, the real property interest valued, and Non real estate items included in the appraisal, such as personal property, including trade fixtures and intangible items
  • All known: easements, restrictions, encumbrances, leases, reservations, covenants, contracts, declarations, special assessments, ordinances, and other items of a similar nature
  • Division of interest, such as fractional interest, physical segment and partial holding
  • The scope of work used to complete the assignment.

Home Appraisal FAQs

How Long Does An Appraisal Take?

Most appraisal appointments are available within a few days.

Depending on the size of the home, an appraiser can spend anywhere from 1 to 4+ hours at your home, and additional time at the office completing the appraisal report.

Once the inspection is done, the appraisal is not yet complete. An appraiser needs to take the information collected from the visit and compile it into a detailed report using comparable sales, market data, a quality rating, and a final valuation of the home.

The office work after the appraisal inspection can take anywhere from 2–48 hours or more depending on the complexity of the property being appraised.

How Much Does A Home Appraisal Cost?

House appraisal costs vary by company, but generally start around $500 and increase depending on the location, size of the property, availability of comparable sales, and any unique or complex features of the home.

    What Do Appraisers Look For?

In addition to square footage and overall condition, appraisers also look for safety hazards and issues that could affect the home’s value or loan eligibility. Different loan types (VA, FHA, Conventional) each have their own requirements, and sometimes lenders have additional standards as well.

In many ways, an appraiser performs a mini-inspection of the property.

Common things an appraiser evaluates include:

    • Exterior & Interior condition
    • Stairs and safety features
    • Paint condition
    • Roof condition
    • Structural integrity
    • Rotting or bare wood
    • Utilities and home systems
    • Size of home, lot size, and number of bedrooms/bathrooms
